Inspired Stewardship will attend and facilitate design and construction coordination efforts in collaboration with the developer, architects, engineers, and contractors as the owner’s representative. Services may include design team selection, design effort coordination and collaboration, construction contractor selection, contract review, budget review, schedule review, value engineering proposals, and construction administration. Authority to act on behalf of the owner must be specifically enumerated and processes defined, for IS to perform most effectively. These services overlap significantly with the design review, construction administration, and close-out services defined herein and may be selected as mutually exclusive or combined as an integrated service.

Participate in the solicitation for architectural and engineering services in order to assist in the selection of the design team. As the design progresses specific goals and elements are to be tracked. These may include any number of elements including: financial or underwriting goals, finite time lines, entitlements, code compliance, isolation of specific initiatives such as TIF funding, PACE loans, historic tax credits, sustainability goals, or incorporation of technologies.
Conduct a review of project drawings and specifications provided for compliance with generally accepted and current industry standards, suitability of materials and/or system specified for nature and location of the property. Conduct a general review of all drawings and specifications for compliance with the Americans with Disabilities Act (ADA) Guidelines, Fair Housing Amendments Act (FHAA), geotechnical reports and recommendations, structural loads, and seismic zones. Generated comments will be tracked through resolution to ensure overall coordination between design disciplines. Initial reviews of construction budgets, schedules, and contracting formats will be performed for propriety and coordination for recommendations about the feasibility of the project.

Depending upon the client’s desire, Inspired Stewardship can fulfill any of several roles associated with the construction contract administration. These services may include solicitation and advertising for bids, bid analysis reviews, contract reviews, contract drafting and negotiation, specific terms and conditions, contract scope review, and detailed review of clarifications and exclusions. Review and analysis of construction related costs, contract values, contingencies, and payment application procedures. Review and analysis of proposed construction schedules including projected sequencing, duration of work items, and realism of the estimated project completion based on the scope of the project and the current availability of materials and labor.
Site visits in conjunction with the general contractor’s application for payment to observe the quality of workmanship, substantiate the general contractor’s cost of work in place, the adequacy of balances to complete, and the status of construction completion. Reporting generated from each such visit includes a narrative and photographic documentation of the project construction status, observed conflicts or deficiencies, third party testing results, construction requests for information and submittals, as well as potential change orders. The construction schedule will be reviewed each period to observe timeliness, trending, and potential impacts.

At the time of project completion, the final key to success is a prompt and complete project close out process. A finite enumeration of all necessary final deliverables is established for each project. These items are tracked and compiled at the earliest possible time to provide each of the project entities the ability to wrap up the project quickly and concisely.
Documents and processes tracked include: punch list activities, certificates of occupancy, substantial completion, partial occupancy processes, asbuilt final designs, final project specifications, warranties, final applications for payment, final lien waivers, architectural and engineer design certifications, permit closures, testing agency certifications, and final photographic documentation. Each item is tracked and compiled creating a full and comprehensive assembly closing all open issues and allowing all parties to promptly close the project files.
